Pre-Construction:
We assist the design
team in the early development and coordination of project design. In this stage, we provide expertise to analyze the most cost
effective construction types, systems, and techniques.
Scheduling:
A schedule is created identifying all of the critical elements of
the project including initial design, government agency plan
approval, working drawings, subcontractor bidding, long-lead time
items, building permit attainment, utility coordination,
construction phasing, and tenant occupation.
Estimating:
Preliminary estimates are prepared to inform the client of
construction cost estimates and assist them with budgeting and financing. Precise final estimates of project costs are prepared after
sufficient working drawings are available.
Permits and
Approvals:
By closely monitoring and coordinating the efforts of the design
entities and the requirements of various government agencies, we can
facilitate obtaining plan approval and building permits; therefore
avoiding delays.
During Construction
Project Management:
An analysis of
subcontractor and supplier bids is performed in order to identify
the very best value for our client.
Once decided upon, we prepare and administer contracts,
purchase orders, and owner or subcontractor/supplier change
requests. Insurance
compliance, coordination of the submittal process for prompt
approvals, and assuring communication between all parties involved
are also key activities we provide.
Project Schedule:
A C.P.M. (critical
path method) schedule is created for the construction activities.
Major subcontractors and suppliers are consulted to ensure
project schedule reliability of trades cooperation, critical
milestones, and overall duration.
Project Supervision:
One of our qualified
superintendents is assigned to the project with the responsibility
of overseeing safety, quality control, schedule compliance, daily
logs, inspections, as-built drawings and all other jobsite
activities.
Temporary Facilities:
We will provide
and maintain all required temporary facilities as the project
requires. This
includes, but is not limited to, a site office, temporary utilities,
portable toilets, trash removal, fencing, and security if necessary.
Progress Meetings:
Consistent onsite reviews, along with coordination meetings and
project scheduling updates, keep Owners current with the status of
the project, and afford subcontractors and suppliers an opportunity
to exchange information.
